[Lease Agreement for Temporary Use]

This agreement is a temporary lease for short-term for business purposes, not for lodging purposes.
(Billing per night and reservation unavailable; check the period in days.)

1. Contract Details
1) Deposit: KRW 200,000
2) Rent for 1 week: 420,000 KRW
(Available from the 29days)
3) Prepaid Weekly Maintenance Fee: KRW 40,000(Included in the rent)
(Included in the rent because there are no items in the platform function)
(Paid directly by the user, only payment will be processed on behalf of the user)
(Includes access to all community facilities)
(Due to short-term rental conditions, a fixed rate of approximately on average is set.)
4) Move-in/Move-out Cleaning Fee: KRW 100,00 (separate charge, one-time per contract)

2. No Daily Rentals Available
1) Minimum stay: 7 days – (subject to platform regulations)
2) As per Wehome platform policy, the minimum contract period is 29 days.
3) Extension available in weekly units.

3. Minimal Deposit Requirement.
1) A high deposit (over KRW 5,000,000) is not required.
2) This lease can be secured with a small deposit of KRW 200,000.
3) No expensive brokerage or payment processing fees.

4. Legitimate & Safe Short-Term Lease.
1) This is a legal sublease with the landlord’s consent.
2) Prepaid rent ensures clear temporary usage, complying with short-term lease regulations.
3) To comply with legal short-term leasing, bedding (blankets, pillows) and hygiene products (towels, toilet paper, shampoo, conditioner, toothpaste, toothbrush, etc.) are not provided as part of additional lodging services.
4) Cleaning services during the contract period are not provided (the tenant is responsible for cleaning). The cleaning fee covers only check-in and check-out cleaning.

* Special Terms for Short-Term Leases
1. Confirmed registration and address change are not allowed.
2. The tenant cannot claim rights under the Tenant Protection Act due to contract extensions or other reasons.
3. The tenant is prohibited from changing the property’s usage or subleasing it to others.
4. Upon move-out, the property must be restored to its original condition. Any damages or losses will be deducted from the deposit. (Loss of access card: KRW 100,000)
5. The terms stated above are considered agreed upon and apply as binding even without separate signatures. (A formal contract can be drafted for face-to-face transactions.)
6. No indoor smoking; pets require prior approval.

This is not a lodging business.
It has no relation to the terms such as “accommodation” or “lodging facility” as used by Wehome.
While the usage is flexible, this is a short-term rental space for business purposes.
(The platform is only used for introducing a specific person’s space and for intermediary/payment purposes. It is unrelated to the lodging-related elements or intent of the platform.)

* The number of guests is a mandatory field required by the platform,
but there are no actual restrictions or extra charges.
The space is suitable for 1–2 people,
but if 3 or more people stay, the space may be uncomfortable due to its size.
It may also cause noise disturbances to neighbors.
Please inquire before booking if this applies.

* This is a support facility for specific business cooperation.
(The nature of the operation is not for residential or lodging purposes.)

* Usage Time Information
• Start of use: After 3:00 PM
• End of use: Before 11:00 AM the next day
(※ This space is not a lodging facility. These times are standards for the purpose of business cooperation and efficient space operation.)
(※ The platform’s use of terms such as “check-in/check-out” or “entry/exit” is only for user convenience.
They have no relation to lodging operations under the Public Health Control Act.)

* A multi-purpose mat is provided. You may use it freely
(for purposes such as meditation, stretching, exercise, noise reduction, cold protection),
but it is not bedding provided for lodging services.
To ensure legal compliance, no bedding items such as sheets, blankets, or pillows are provided.

* Due to the nature of short-term rental,
residency registration and certified date (확정일자) are not available.
The building is non-smoking. (Outdoor smoking areas are available.)

* Noise caution
The area is a residential neighborhood, and loud noise may cause complaints from neighbors.

Long term Firm (28 nights or more): Full refund (including fees) if canceled at least 30 days before check-in

-It will apply to all stays of 28 days or longer and overrides your standard cancellation policy for those stays. To receive a full refund, guests must cancel at least 30 days before check-in.
-If a guest cancels after that, you'll be paid 100% for all nights spent, plus 30 additional nights.
-If fewer than 30 days remain on the reservation when the guest cancels, you'll be paid 100% for all of those remaining nights.
